The Plan of Action

Ken Brazil's objectives are the following:

  1. To get as many qualified buyers as possible into your home until it is sold.
  2. To communicate the results of our activities weekly to you.
  3. To assist you in getting the highest possible dollar value for your property with the least amount of problems.
  4. To constantly look for the best possible methods of exposing your property to the potential buyers in the market.
  5. To earn your repeat and referral business forever.

The following is Ken Brazil's plan for marketing your home:

  1. Submit your home to the Multiple Listing Service.
  2. Submit copies of your listing to my company sales staff for their awaiting buyers.
  3. Provide property cards to the seller.
  4. Develop a list of features and benefits of your home, for cooperating agents to use with their potential buyers.
  5. Suggest and advise you as to any changes you might want to make in your property to make it even more marketable to the buyer.
  6. Constantly update you as to any changes in the market, both in price and change in the money market and their effects on the sale of your property.
  7. Add additional exposure through a professional sign, flier box and lock box.
  8. Mail out Just Listed's in the surrounding area.
  9. Mail out fliers to my previous clients.
  10. Mail out fliers to my potential clients.
  11. Hold open house when possible.
  12. Advertise in:
        a). The Sacremento Bee
        b). Realtor.com
        c). Remax.com
        d). Homes.com
        e). KenBrazil.net
        f). National Real Estate Pages
        g). Craig's List
        h). Comcast Cable
  13. Develop your own property web site & sign rider.
  14. Set up 800 number with your own extension & sign rider.
  15. Referral Networking: Company and personal
  16. Pre-qualify when possible all prospective buyers.
  17. Make you completely aware of all the various methods of financing that your buyer may want to use.
  18. Provide on a monthly basis for the cooperating brokers a list of the features and benefits of your home. This includes Bay Area agents.
  19. Follow-up on all the salespeople that have shown your home for their response.
  20. Deliver a copy of your multiple listing for your approval, also a copy of all advertising that has been published.
  21. Represent you upon the presentation of all contracts by the cooperating brokers and to help in negotiating the best possible price and terms for you.
  22. Assist you in preparing the various forms required in a real estate transaction.
  23. Represent your interests at inspections and assist you in coordinating repairs, if any, pursuant to your purchase agreement.
  24. Handle follow-up and keep you informed, after the contract has been accepted, on all mortgage, title, and other closing procedures.
  25. Deliver your check at the closing.
